How to prevent water damage in your home

SEATTLE — Water damage can be a costly issue for homeowners and can even displace you from your home for weeks.

“Water damage is when water gets somewhere that it shouldn’t be,” said Jennifer Hawton of PEMCO Mutual Insurance. “And it’s sneaky.”

It is one of the most common insurance claims, accounting for about 25% of claims. Unlike most claims, like wind and hail, water damage is almost entirely preventable if you know what to look for and the proper steps to take.

Maintain: One of the easiest and most effective ways to prevent water damage in your home is to maintain your plumbing system and appliances, which includes replacing hoses and checking major systems regularly.

“Make sure that you’re looking at your water heater and flushing it twice a year,” Hawton said.

If you have a sump pump, test it yearly. Clear your downspouts twice a year, and replace any worn or damaged hoses, washers or seals on your faucets, toilets, washing machines, dishwashers and ice makers.

Monitor: Install devices that will monitor the moisture level in certain parts of your home and alert you to potential issues. A water leak sensor is a smart home device that can detect the presence of water or moisture and send a notification to your smartphone or smart speaker.

Inspect: Check for early signs of damage throughout the year. Paying close attention to your water bill and subtle signs of leaks in your home can prevent a disaster before it strikes. This includes taking action if your water pressure changes, your water bill increases significantly or you notice musty smells.

“Being vigilant throughout the year could save you a huge headache,” Hawton said.

Water damage is not only expensive, but it can cause major disruption in your home. Taking steps to prevent damage and spotting it early are key.
